Arrowpoint Properties, LLC is pleased to present its eighth investment opportunity, to be called Arrowpoint Highland, LLC (the “Company), a single purpose entity that will be formed to acquire a 48 unit apartment complex located at 9 Highland Ave (the “Property”) in Pelham, New Hampshire. The Property is being purchased at a 7.50% cap rate Investors are projected to receive a 10% cash-on-cash return before appreciation Property is projected to be sold for 10-15% higher than purchased for in 5-7 years Physically, the Property consists of forty-eight apartments, comprised of 34-two bedrooms, 12-one bedrooms and two studio apartments in a very attractive, brick garden-style building (see “Photos”), built in 1970. The exterior is of a brick façade with a center court yard featuring attractive landscaping. The building sits on close to 4 acres of land with 80+ parking spaces. There are at least one to two off-street parking spaces per unit. Heating is electric baseboard and currently paid by the landlord The hot water is supplied by twelve, electric 100 gallon tanks and paid for by the landlord. The interior units are of average condition with plans to improve as tenants vacate (see “Short Term Operating Plan”).
